A Deposit of 50% of the property rental must be paid. No contract with us will exist until we have received this amount.
2- PAYMENT OF THE BALANCE
The balance of the payment must be paid at least three (3)weeks before your arrival. If the balance is not received by the due date, we shall be entitled to cancel the booking We accept payment by bank transfer or cash.
3-CANCELATION BY YOU
It is agreed between us that should you wish to cancel all or any part of your booking, or that the booking is cancelled by us due to non payment, then we shall be entitled to the following percentage of the holiday cost: 3 weeks or more before arrival = 50%( non-refundable deposit ) 2 weeks before arrival = 100% (deposit & balance).
4-CANCELLATION OR ALTERATIONS BY US
Although it is unlikely that we will have to make any changes to confirmed arrangemnents, it could occasionaly happen, and we will advise you at the earliest possible date. If for any reason beyond our control we are unable to provide your with the property you have booked, we will cancel the booking and refund the amount paid to us for the property,but we will not be liable for any cancellation charges for travel arrangements.
5-MINIMUM LETTING PERIOD
Generally the minimum stay is 1 week, exception may be allowed depending on the availability. Surcharges may apply, for daily rates, minimum stay in 3 nights unless specified otherwise.
6-NUMBER OF GUESTS
The number of guests must not exceed the maximum number of 14 adult guests and 2 children ( under age 5 ) and up 2 babies ( under age 2).
7-ARRIVAL AND DEPARTURE TIME
Arrivals and departures are on Fridays or Sundays only, unless agreed differently at the time of booking. Check-in time is from 14:00 to 20:00.
Check-out time is before 10:00. In case of fligth delays or incovenience while travelling clients should contact us at the earliest. We cannot guarantee early check-in or late check-out unless confirmed by us in advance. For check-in and \ or check-out assistance before 08:00 and after 22:00 a fee of USD 50,00 is payable locally.
8- SECURITY DEPOSITS
A security deposit as stated in the price list is payable before the beginning of your stay, to cover during your stay, the cost of any damages to the property or its contents. The amont can be paid either with the balance of the reservation by bank transfer, or with cash at the time of check- in directly to the Manager. The amount less any applicable claims will be refunded to you in the same way it was paid to us.
In the event of cancellation of the booking, if paid, the security deposit will be refunded in full. Events on the property require an extra security deposit depending upon the number of guests attending.
9 – COMPLAINTS
We regularly visit and check the property. The descriptions displayed on our website are accurate and made in good faith. We also do not accept any responsibility for the shortage of electricity, or for the breakdown of the swimming pool filtration system. We will always do our very best to assist and solve any problems which must be raised with us as soon as possible. Complaints lodged only at the end of the holiday period will not be taken into consideration. Clients who decide to leave the property earlier without our knowledge lose all rights to any eventual refund or rebate.
10- BEHAVIOR & DEMAGE TO THE PROPERTY
The client is responsible for the correct and decent behaviour of his party. You are responsible for any loss or damage that you or members of your party may cause to the property or its contents. The property must be returned in the same conditon as your check -in. You are required to report any damages to the property to the Manager and to bear the cost of repair or replacement. Should you or any member of your party behave disrespectfully towards the property and its contents, the Manager has the right to ask all guests to vacate the property immediately.
11-ENTERTAINING AT THE PROPERTY
Entertainment parties and functions involving a large amount of invitees are strictly prohibited unless fully approved by us in advance. Should you make an unauthorised use of the property in such a way, the Manager has the right to ask all guests to vacate the property immediately and your security deposit will be fully forfeited until all applicable claims are fully assessed by the owner. Appropriately staffed events are permitted by prior arrangement and the client agrees to our event terms and conditions and to any additional utility costs that may be incurred as result of the event.
12-GUEST INJURY DISCLAIMER
Villa Chiara cannot be held responsible for any accident or injuries occurred to all guests during their stay at the property under any circumstances.
Children are welcomed in our property. However, the pool areas are open and ungated, and you must ensure that you are vigilant at all the times. It is your duty to notify us if there will be any children (and their exact age )in the party before finalising a booking.
Well behaved pets are welcomed in our property if you want to bring one with you, please check with us first. If accepted,you will be asked for an additional security deposit.
The swimming pool, will be kept clean and operationally by the property staff. Our property provide pool towels for guests use. Beach towels are not provided.
16-CLEANING & HOUSEKEEPING SERVICE
The property will be cleaned at the beginning of the rental period, before your arrival and throughout your stay, 6 day per week. However, guest should keep and leave the property clean and in order ate the time of their departure. If the property is not left in acceptable conditions the sum of USD 100.00 per bedroom will be deducted from the security deposit. Linen changes (every 4 days) and general maid service are provided throughtout your stay.
17-EXTRA DAILY MAID SERVICE
Our property provide a 6 – hour daily maid service, 6 days per week, including a daily change of bath and pool towels and bed linen is changed every 4 days. Should you require extra maid or housekeeping services, please advise us at the time of booking. We cannot guarantee availability at any time but we will do our utmost to satisfy your request. All quoted charges will need to be prepaid at the time of booking the specified extra service.
18-CHEF & BAR SERVICES
Private chef services may be pre-booked at an additional charge. Guests pay the grocery bills at cost in cash. The chef is also available if you wish to book for additional bespoke services or special events. A fully sized bar is provided at your villa and the consume will be charge in your bill. However, should your require addtional concierge\ chef\ caterer or driver service, please advise us at the time of booking. We cannot guarantee availability at any time but we will do our utmost to satisfy your request. All quoted charges will need to be prepaid at the time of booking the specified extra service.
19-INTERNET & SATELUTE TV SERVICE
Our property have complementary wireless broad-band internet services. We strongly recommend to travel with at least one mobile phone in your party. However, we cannot guarantee we will be able to re-establish internet or satellite tv connections in case of a technical problem beyond our control, such as a faulty line form the local suppliers.
Photographs taken at the property cannot be used or sold for profit without written authorisation from us. The property is also avaible for professional shoot ( stills and film ) hire.
Valuables left at the property are at the client’s risks. The property staff can be held responsible for their loss or misplacement. Safes are provided in bedrooms for valuable.
In the event of any dispute concerning the terms and conditions of this contract, the parties agree that any such disputes shall be settled by Brasilian arbitration in accordance with the rules of concillation and arbitration of the chamber of commerce of Armação dos Búzios, Rio de Janeiro.
